Adult Kids Moving Home (Infographic)

They moved out to get an education...

       ...then they came back.

Thank the changing economy, a return to old-fashioned family values, or just the fact that nothing's as comfortable as a childhood bedroom.  The fact remains that more and more adult children are returning to their parents' homes.

Get Your Home Listed TONIGHT!

Are you thinking of selling your home?

If so, we should be talking.

Do you recognize this device? This is a Supra Lock-Box. This is what REALTORS® use to secure your home and make SURE no one gets into the home without us knowing about it.

Agents will schedule an appointment, you and I will get alerted via email, text or phone call (we'll plan that ahead) and when the box is opened, another alert goes out.

The time that the box will allow access can be programmed so you know showings can't be scheduled after, let's say, 7pm. (or whatever time you request)

Now that you know how agents will access your home, let's talk about the rest of the process today.

Give us a call...

Simple Bathroom Upgrades that Conserve Water

Simple Bathroom Upgrades that Conserve Water

How would you like to have a positive impact on the world... AND your wallet?

I was shocked to read that a sink faucet can put out three gallons of water per minute. [3 gpm]

I've always turned the water off while brushing my teeth and even while lathering in the shower.

This article gives 3 easy tips to save water in the bathroom.

It's worth the short read for details and additional links to products and stats; but, here is the list of Simple Water Saving Bathroom Upgrades...

1) Install a low-flow faucet aerator at every sink

2) switch your showerhead for a water conserving, energy efficient one

3) replace toilets that waste more water than new models

PS: If you are looking to buy or sell a home, please reach out to me.  I can help anyone, anywhere.  Let me help or find and interview a LOCAL Real Estate agent where YOU live (or plan to live).

Place a coin... in a mug... in your freezer. Here’s why...

If traveling away from home, place a coin in a mug of ice in your freezer. Here’s why...

Utilize this simple tip to make sure your freezer has been in perfect working order while you are away.

Grab a mug, a coin and some water... fill the mug with water and allow it to freeze before placing your chosen coin on top.

If all is well, the coin should remain perched on top of the ice... this will indicate that your freezer has been in perfect working order for the entire time.

On the other hand... a coin located at the bottom of the ice is typically an indicator that the freezer quit working at some point.

This lets you know that the food inside of the freezer is probably contaminated and will need to be thrown away.

Meanwhile, if the coin is frozen in the center of the block of ice in the mug, this means that the freezer did go off for a bit and that your food is probably not spoiled.

St. Louis housing market should heat up, experts say.

Sales in January — typically a slow month — were up 23 percent from a year earlier in St. Louis city and county. The typical house is selling in 126 days, down from 180 a year earlier.
[...]
Home values in St. Louis were up 3.8 percent in December from a year earlier, compared to 6.8 percent nationally, according to CoreLogic, the real estate data company.

“No, it’s not a bubble,” said Smoke. “It’s a recognition of the fundamentals.” There are more buyers than sellers, and that leads to higher prices.
[...]
“It’s a seller’s market, but not overly so,” said John Gormley, CEO of the St. Louis Association of Realtors

Staging an Empty Home

Contact Gary Wasylenko for details on staging and to get sold fast.

Many homeowners find themselves in a predicament when they are forced to relocate quickly for a new job or other extenuating circumstances without having time to sell their existing homes. In these cases, most owners end up purchasing a home in their new location and selling a home that is empty in their previous location.

Selling an empty house can present challenges to individuals, because a large part of a property’s appeal is viewing it when it’s properly staged. However, there are ways to overcome this obstacle and have a successful home showing.

Government aids homebuyers in areas with foreclosures.

The government is handing out money – often $3,000 to $10,000 – to low- and middle-income home buyers around St. Louis.
If you're earning a decent wage, but not a lavish one, this government giveaway might just put you into a house.

[...]

There are similar programs in St. Louis city, Jefferson, Madison and St. Clair counties, unincorporated parts of St. Charles county, the city of St. Charles, St. Peters, Wentzville and O'Fallon. The details vary by where you buy.

 [...]

A second program applies to houses that weren't foreclosed and repaired by the government, but it has tighter eligibility standards for buyers. Both programs are not available in all parts of the St. Louis area.
The program offering rehabbed houses is called the Neighborhood Stabilization Program. To buy a house, a buyer must have $1,000 to put down, enough income and a credit score high enough to qualify for a mortgage.

[...]

You have to live in the home for a set number of years, usually five, to avoid paying back the government subsidy.

The second program has different names in different places. St. Louis County calls it the First-Time Home Buyer Down Payment Loan program. Actually, it's more a gift than a loan, since it carries no interest, requires no payments and is forgiven after five years if the buyer stays in the house.

Buyers aren't limited to houses the county rehabbed.

Other program rules seem to differ town to town and county to county.

Both programs require a one-day course in personal finance and home-owning.

I-70 Access Improvements: Cave Springs Road To Route 79

The City of St. Peters, in conjunction with St. Charles County, is planning access improvements for Interstate 70 (I-70) between the Cave Springs Road and Route 79 interchanges. This project, along with scheduled changes to the Mid Rivers Mall Drive interchange*, will help improve access and traffic flow, reduce congestion, and enhance safety along the I-70 corridor.

Proposed improvements include reconfiguring the Cave Springs Road interchange and converting the outer roads between Cave Springs Road and Mid Rivers Mall Drive to one-way roads with slip ramps that connect directly to I-70. An extension of the north outer road from Mid Rivers Mall Drive to Route 79 is also being studied. Additionally, improvement plans will look at adding bicycle and pedestrian facilities and wayfinding signage to the I-70 corridor.

To lear more and to give your input, visit the website: www.stpetersmo.net/accessi70study

*Improvements to the Mid Rivers Mall Drive interchange are scheduled for constrution in 2013 by the Missouri Department of Transportation.
