Government aids homebuyers in areas with foreclosures.

The government is handing out money – often $3,000 to $10,000 – to low- and middle-income home buyers around St. Louis.
If you're earning a decent wage, but not a lavish one, this government giveaway might just put you into a house.

[...]

There are similar programs in St. Louis city, Jefferson, Madison and St. Clair counties, unincorporated parts of St. Charles county, the city of St. Charles, St. Peters, Wentzville and O'Fallon. The details vary by where you buy.

 [...]

A second program applies to houses that weren't foreclosed and repaired by the government, but it has tighter eligibility standards for buyers. Both programs are not available in all parts of the St. Louis area.
The program offering rehabbed houses is called the Neighborhood Stabilization Program. To buy a house, a buyer must have $1,000 to put down, enough income and a credit score high enough to qualify for a mortgage.

[...]

You have to live in the home for a set number of years, usually five, to avoid paying back the government subsidy.

The second program has different names in different places. St. Louis County calls it the First-Time Home Buyer Down Payment Loan program. Actually, it's more a gift than a loan, since it carries no interest, requires no payments and is forgiven after five years if the buyer stays in the house.

Buyers aren't limited to houses the county rehabbed.

Other program rules seem to differ town to town and county to county.

Both programs require a one-day course in personal finance and home-owning.

I-70 Access Improvements: Cave Springs Road To Route 79

The City of St. Peters, in conjunction with St. Charles County, is planning access improvements for Interstate 70 (I-70) between the Cave Springs Road and Route 79 interchanges. This project, along with scheduled changes to the Mid Rivers Mall Drive interchange*, will help improve access and traffic flow, reduce congestion, and enhance safety along the I-70 corridor.

Proposed improvements include reconfiguring the Cave Springs Road interchange and converting the outer roads between Cave Springs Road and Mid Rivers Mall Drive to one-way roads with slip ramps that connect directly to I-70. An extension of the north outer road from Mid Rivers Mall Drive to Route 79 is also being studied. Additionally, improvement plans will look at adding bicycle and pedestrian facilities and wayfinding signage to the I-70 corridor.

To lear more and to give your input, visit the website: www.stpetersmo.net/accessi70study

*Improvements to the Mid Rivers Mall Drive interchange are scheduled for constrution in 2013 by the Missouri Department of Transportation.

  • Floor over a crawlspace

Common Home Problems and Solutions: Hot & Cold Rooms

Diagnosis:

Temperature differences of up to three degrees from room to room are not uncommon, but often one or several rooms are uncomfortably warm or cold. This condition could be caused by several factors within your home including inadequate insulation, air leakage, poor duct system design, duct leakage, unwanted heating by the sun in warmer months, or a failure in part of your heating and cooling system.

The Age of Multifamily

Renter demand and tight supplies are fueling expansion in the apartment sector.

The ’10s are the apartment decade. Indeed, multifamily has become the darling of commercial property investors, whose seemingly endless appetite for product has pushed cap rates for Class A properties below 5 percent in many top markets. “Multifamily is the only sector to enter the expansion phase of the cycle so far. Average cap rates for multifamily have also returned to pre–financial crisis levels,” says Gleb Nechayev, senior managing economist for CBRE Econometric Advisors in Boston.

Common Home Problems and Solutions: High Energy Bills

Diagnosis:

One reason for high energy bills is an increase in the price of electricity or heating fuel. However, it is common to trace high energy bills to an in-efficient component (windows, heating and cooling equipment, ducts insulation) of your home or a failure of one of these components to perform as intended. It is not always easy to pin-point the problem, but fixing it can make your home more energy-efficient and comfortable.

Seek Greater Enlightenment

You want to present your listings in the best possible light. So be careful not to discount the importance of, well, light. Many real estate professionals advise their clients to flip on the light switches before a showing, but often the advice stops there. Proper illumination makes a home feel warm, inviting, and even larger and more open.

[...]

How can you present your homes in a better light? Ames and home staging experts from Let’s Move LLC weigh in with their best tips.

  1. Use clear lightbulbs.
  2. Reconsider energy-efficent bulbs.
  3. Watch the wattage.
  4. Clean light fixtures.
  5. Brighten the exterior windows.
  6. Replace dated light fixtures.
  7. Add light.
  8. Add a mirror.
  9. Open the windows.

Wanted: Builders Building Homes

The inventory of homes for sale peaked at 4.5 million units in 2007, fueling the big drop in home prices that we’ve seen. Today, we have the opposite problem: Only 2.49 million homes are for sale, even though demand has risen some 10 percent from a year earlier.

At the same time, the shadow inventory of distressed homes is no longer the threat that it was. While seriously delinquent mortgages remain high, at 7 percent, their share of the market is down from a peak of 10 percent in 2009. That suggests inventory will further decline—unless home builders start building again. But most builders can’t do that because lenders are making few construction loans.

Home Ownership's Defenders

Visitors to the nation’s capital saw a sea of blue gathered near the Washington Monument May 17 for the Rally to Protect the American Dream. Some 13,800 Realtors® from 50 states, three territories, and Canada joined the rally, and more than 15,000 have signed on virtually. The goal: Remind lawmakers that Realtors® are prepared to go to the mat to ensure home ownership remains central to the American dream. “You’re going to be the most effective advocates your industry can have,” Rep. Steny Hoyer (D-Md.), the minority whip in the U.S. House of Representatives, told the crowd.

April Existing-Home Sales Up, Prices Rise Again

Existing-home sales rose in April and remain above a year ago, while home prices continued to rise, according to the National Association of Realtors®. The improvements in sales and prices were broad based across all regions.

[...]

Lawrence Yun, NAR chief economist, said the housing recovery is underway. “It is no longer just the investors who are taking advantage of high affordability conditions. A return of normal home buying for occupancy is helping home sales across all price points, and now the recovery appears to be extending to home prices,” he said. “The general downtrend in both listed and shadow inventory has shifted from a buyers’ market to one that is much more balanced, but in some areas it has become a seller’s market.”

[...]

Despite the number of Americans who have been hurt financially by the housing crash, the desire to own a home remains strong. In fact, one survey has revealed that more than 80 percent of Americans recently thought buying a home remained the best long-term investment they could make.

[...]

The majority of current homeowners surveyed report purchasing their first home early in life with 4 out of 5 buying between ages 18-34 [...] The poll also found that first-time homebuyers are more likely to cite achieving the American Dream as a primary motivation for purchasing their first home.

Remodeling? Don’t Forget the Permit

When home owners take on a remodeling project, they’re often far more focused on choosing glistening fixtures for a new bathroom or debating the type of granite to use on a kitchen countertop than, say, navigating the intricacies of the building permit process. That could be a huge mistake, however, and it may not even come to light until the house is put up for sale. Ignoring local approval requirements not only poses safety and legal problems but also can potentially derail an otherwise smooth sale.

The permit process varies widely from city to city and state to state). But the purpose of the document is the same everywhere: It offers assurance by a municipal building department that the work being done meets all safety codes.

How To Keep Your Home House Fly Free

Hiring an exterminator is one way to limit the number of ground-based bugs in your home. For example, periodic treatments can help to keep ants, beetles and termites at bay.

For airborne pests, however, prevention can be more difficult.

THIS IS GOOD ADVICE

This is something we should all read at least once a week!!!!!

Written by a 90 year old.

Make sure you read to the end!!!!!!

Written by Regina Brett, 90 years old, of the Plain Dealer, Cleveland , Ohio .

"To celebrate growing older, I once wrote the 45 lessons life taught me.  It is the most requested column I've ever written.  My odometer rolled over to 90 in August, so here is the column once more:

1. Life isn't fair, but it's still good.

2. When in doubt, just take the next small step.

3. Life is too short - enjoy it.

4. Your job won't take care of you when you are sick. Your friends and family will.

5. Pay off your credit cards every month.

6. You don't have to win every argument. Stay true to yourself.

7. Cry with someone. It's more healing than crying alone.

8. It's OK to get angry with God. He can take it.

9. Save for retirement starting with your first paycheck.

10. When it comes to chocolate, resistance is futile.

11. Make peace with your past so it won't screw up the present.

12. It's OK to let your children see you cry.

13. Don't compare your life to others. You have no idea what their journey is all about.

14. If a relationship has to be a secret, you shouldn't be in it.

15. Everything can change in the blink of an eye But don't worry; God never blinks.

16.. Take a deep breath. It calms the mind.

17. Get rid of anything that isn't useful. Clutter weighs you down in many ways.

18. Whatever doesn't kill you really does make you stronger.

19. It's never too late to be happy. But it's all up to you and no one else.

20. When it comes to going after what you love in life, don't take no for an answer.

21. Burn the candles, use the nice sheets, wear the fancy lingerie. Don't save it for a special occasion. Today is special.

22. Over prepare, then go with the flow.

23. Be eccentric now. Don't wait for old age to wear purple.

24. The most important sex organ is the brain.

25. No one is in charge of your happiness but you.

26. Frame every so-called disaster with these words 'In five years, will this matter?'

27. Always choose life.

28. Forgive but don't forget.

29. What other people think of you is none of your business.

30. Time heals almost everything. Give time time.

31. However good or bad a situation is, it will change.

32. Don't take yourself so seriously. No one else does.

33. Believe in miracles.

34. God loves you because of who God is, not because of anything you did or didn't do.

35. Don't audit life. Show up and make the most of it now.

36. Growing old beats the alternative -- dying young.

37. Your children get only one childhood.

38. All that truly matters in the end is that you loved.

39. Get outside every day. Miracles are waiting everywhere.

40. If we all threw our problems in a pile and saw everyone else's, we'd grab ours back.

41. Envy is a waste of time. Accept what you already have, not what you need.

42. The best is yet to come...

43. No matter how you feel, get up, dress up and show up.

44. Yield.

45. Life isn't tied with a bow, but it's still a gift."

Its estimated 93% won't forward this. If you are one of the 7% who will, forward this with the title '7%'.

I'm in the 7%. Friends are the family that we choose.

"Be kinder than necessary this day; for everyone you meet is fighting some kind of battle."

Think Outside The Box: Fresh Ideas For Wall Art

The truth is, we all need art in our homes. Something to break up the space, add color, provide inspiration to the spaces in which we live. But the era of staidly framed oil paintings is so over. Now is the time to liberate your artwork from its archaic quadrilaterals and allow it to roam free in a totally new realm of perception. This is the 21st century, after all.
