The government is handing out money – often $3,000 to $10,000 – to low- and middle-income home buyers around St. Louis.
If you're earning a decent wage, but not a lavish one, this government giveaway might just put you into a house.

There are similar programs in St. Louis city, Jefferson, Madison and St. Clair counties, unincorporated parts of St. Charles county, the city of St. Charles, St. Peters, Wentzville and O'Fallon. The details vary by where you buy.

A second program applies to houses that weren't foreclosed and repaired by the government, but it has tighter eligibility standards for buyers. Both programs are not available in all parts of the St. Louis area.
The program offering rehabbed houses is called the Neighborhood Stabilization Program. To buy a house, a buyer must have $1,000 to put down, enough income and a credit score high enough to qualify for a mortgage.

You have to live in the home for a set number of years, usually five, to avoid paying back the government subsidy.
The second program has different names in different places. St. Louis County calls it the First-Time Home Buyer Down Payment Loan program. Actually, it's more a gift than a loan, since it carries no interest, requires no payments and is forgiven after five years if the buyer stays in the house.
Buyers aren't limited to houses the county rehabbed.
Other program rules seem to differ town to town and county to county.
Both programs require a one-day course in personal finance and home-owning.
The City of St. Peters, in conjunction with St. Charles County, is planning access improvements for Interstate 70 (I-70) between the Cave Springs Road and Route 79 interchanges. This project, along with scheduled changes to the Mid Rivers Mall Drive interchange*, will help improve access and traffic flow, reduce congestion, and enhance safety along the I-70 corridor.
Proposed improvements include reconfiguring the Cave Springs Road interchange and converting the outer roads between Cave Springs Road and Mid Rivers Mall Drive to one-way roads with slip ramps that connect directly to I-70. An extension of the north outer road from Mid Rivers Mall Drive to Route 79 is also being studied. Additionally, improvement plans will look at adding bicycle and pedestrian facilities and wayfinding signage to the I-70 corridor.

The ’10s are the apartment decade. The inventory of homes for sale peaked at 4.5 million units in 2007, fueling the big drop in home prices that we’ve seen. Today, we have the opposite problem: Only 2.49 million homes are for sale, even though demand has risen some 10 percent from a year earlier.

The St. Louis Center of FOCUS North America is establishing a transitional house for men who are in need of stable postive living alternatives. These participants will be required to attend and complete "The Man Class" program. This program teaches family and life skills, computer skills, job searches and placement and more.
They are in NEED of the following to furnish the house:
2 refridgerators
2 stoves
1 washer and dryer
6 twin beds (they currently have a couple frames and 4 twin box springs)

Existing-home sales rose in April and remain above a year ago, while home prices continued to rise, according to the National Association of Realtors®. The improvements in sales and prices were broad based across all regions.
